Service Detailed Description :

PROPERTY MAINTENANCE/COMMON AREA SERVICES

1. GARDENING - “Today the world seemed cruel, but evening hours
were filled with perfume from forgotten flowers.”

The garden is appropriate place to relax and meditate in the spare time and especially after long working day.

We can maintain and keep your garden green and tidy with regular, but simple actions. Our experienced team works on schedule adapted to the requirements of the garden and the existing plants. We provide proper equipment dependent on the landscape, which equipment may remain in your possession after renewal of the first year contract.

The gardening is a process which includes: mowing of the grass and keeping its height within the normal 4-6 cm; regular watering of the grass and flower-beds as required; weeding; pruning of the trees and the bushes when necessary; disposal of the collected leaves, dead grass, and rubbish to the appointed places; sweeping of the paths and the alleys within the property as well as shoveling and disposal of snow in the winter; Last but not least, we treat the garden with quality fertilizer, (including protection with appropriate pest control, herbicide treatment and fumigation if required), according to the requirements of its “inhabitants”.

All of these simple but not easy steps, we always perform in accordance with the requirements of the owners, if any.

Should you require, we can execute the landscaping of your newly built property according to your vision or using our vision under yours final direction.

2. POOL MAINTENANCE - “A pool shines, like a bracelet, Shaken in a dance.”

Yes, the pool is a luxury acquisition. However it brings joy and happiness and gathers the family around it in the warm sunny days.

The pool maintenance procedure incorporates the following: day-to-day survey of the water PH and chlorine levels; regular check of the general alkalescency and the calcium hardness; keeping all above mentioned within the limits; cleaning of the water surface as well as the bottom of the pool with special equipment;

* Please note: the special equipment has to be provided from the executor of the pool facility. However if the equipment is not available with you, Brooklands could rent it or supply such against a surcharge.

We recommend covering of the pool for the winter season in order to preserve longer life for its insulations and tiling. Should you require, Brooklands could support the making of proper cover for your pool.

* The winter preparations of the pool include: fully cleaning of the pool walls and bottom surface; chemical treatment; final preparations of the filtration system and the installations; placing and mounting of the pool cover;

* The summer preparations of the pool include actions, reversed of those in the winter preparations: dismounting of the pool cover; washing and storing of the cover at an appropriate place; cleaning of the pool; shock treatment of the water; testing and fitting of the filtration system and installations checks;

* We use health friendly materials to suit the water within the limits of normal use.


3. REGULAR SURVEYS AND BILLS ADMINISTRATION & REPORTING - “Remember when the visit is over as I turn to leave,

I will always return - what I promise you can always believe.”


We will Regularly Survey your property, whenever it is not occupied, in order to keep you updated, regarding its condition. We provide: regular checks of the interior and exterior; regular checks of the appliance’s condition; security system checks; check of the electricity and water supply; airing of the property; … and much more:

* the winter preparation of the water installation includes draining the water from taps and pipes, and insulating the water meter in order to prevent eventual freezing and therefore any damage;

* turning on the heating whenever colder days approach as the temperatures sometimes goes bellow minus 10 - 15°C;

The Bill Administration service incorporates bill payment service and administration throughout regular e-mail reports. The utility costs in our country are payable on a monthly basis. With that regard, we strictly follow and complete every payment at the appropriate time, such as completing renewal of property and car insurances and paying the yearly municipality taxes of your movable and immovable property;

The Reporting action includes updating you via e-mail with the scanned copies of all receipts of paid bills and sending balance sheet of all costs.

* Our practice requires opening of a separate bank account at our disposal, in BGN currency, monthly fed with the appropriate funds, depending on your average monthly cost.

* We collect all your incoming post. Whenever required, we could forward some of it via regular mail or hand it over personally at your following arrival.

With that combined service you will always have the peace of mind that whenever you return to your property, everything will operate smoothly and without consequences that might disturb your peaceful vacation.

We are sure that the cleaning is not a part of your vacation list of activities. We are well organized to clean between the rentals if you are letting out your property. If you are self accommodated, we will need the few hours that you spend at shopping or at the beach.

We use quality, health-friendly materials and professional equipment for the purpose of: vacuum cleaning and dusting; washing of linen and towels; dishwashing; cleaning of bathrooms, bath-tubes, tiles, toilets and lavatories; floor cleaning; windows, balconies and terraces cleaning; textile furniture deep cleaning (upon request); as well as rough cleaning of newly built properties.

We report to each step of the letting – from meeting the guests to completing the checks after departure. Should you require we could do a statistics of the utility costs and the total consumptions of each tenant.
